Your Reverse Mortgage Journey, Made Simple

Free Consultation

Your reverse mortgage journey begins with a simple conversation.

We'll take the time to understand your financial goals, answer your questions, and learn more about your home and existing mortgage.

Whether you're looking to improve monthly cash flow, access home equity, or simply explore your retirement options, we'll help you understand what may be possible.

There's no pressure or obligation to move forward.

Explore Your Options

Every homeowner's situation is unique, and choosing the right reverse mortgage starts with understanding your options.

We'll review your age, estimated home value, existing mortgage balance, and financial goals to help identify programs that may fit your needs.

Depending on your eligibility, options may include:

1) FHA-insured Home Equity Conversion Mortgages (HECMs)
2) Proprietary or jumbo reverse mortgages
3) Reverse mortgage lines of credit
4) Reverse mortgages for purchasing a new primary residence

We'll explain the estimated proceeds, interest rates, costs, and important loan obligations so you can make an informed decision.

Reverse Mortgage Counseling

Education is an important part of the reverse mortgage process.

For an FHA-insured HECM, you'll complete a counseling session with an independent, HUD-approved reverse mortgage counselor.

Your counselor will explain how the loan works, review potential costs and responsibilities, discuss alternatives, and answer your questions.

Once counseling is complete, you'll receive a certificate that is required to move forward with your HECM loan.

We're happy to help you understand how to find a HUD-approved counseling agency.

Application & Documents

When you're ready to move forward, we'll help you complete your reverse mortgage application and gather the necessary documents.

Depending on your loan program and financial situation, these may include:

  • Government-issued identification
  • Current mortgage statements
  • Homeowners insurance information
  • Property tax information
  • Income and asset documentation
  • Reverse mortgage counseling certificate, when required

We'll walk you through the paperwork, explain the loan disclosures, and help make the process as straightforward as possible.

Home Appraisal

An appraisal helps determine your home's current market value and whether it meets the requirements of your reverse mortgage program.

A qualified appraiser will evaluate your property, review comparable home sales, and assess its condition.

The appraised value is one of the factors used to determine how much home equity may be available to you.

Some properties may require repairs or additional inspections before the loan can proceed. If anything is needed, we'll explain the next steps and help coordinate the process.

Underwriting & Approval

Once your application, appraisal, and supporting documents are received, the lender's underwriting team will review your loan.

This review may include your property value, existing mortgage obligations, credit history, income, and ability to maintain ongoing property expenses such as taxes and insurance.

The lender may request additional documentation or clarification before issuing final approval.

Our team will keep you informed, explain any outstanding requirements, and work closely with the lender throughout the approval process.

Closing Your Loan

Once your reverse mortgage receives final approval, we'll help coordinate your closing.

You'll review and sign the final loan documents, including information about your interest rate, closing costs, repayment obligations, and how your loan proceeds will be distributed.

For most HECM refinances, you have three business days after closing to cancel the transaction without penalty. This cancellation period generally does not apply to HECM for Purchase transactions.

We'll make sure you understand what to expect before, during, and after closing.

Receiving Your Funds

After your loan closes and any applicable cancellation period has expired, your available funds can be disbursed according to your selected loan program and payment plan.

Depending on your loan, proceeds may be used to pay off an existing mortgage, establish a line of credit, provide monthly payments, or deliver an available lump sum.

You continue to own your home and remain responsible for property taxes, homeowners insurance, property maintenance, and other applicable loan obligations.

Our goal is to help you begin this next chapter with a clear understanding of your reverse mortgage and the financial flexibility it may provide.
